This project was awarded through open competition and required the design of the vehicular and pedestrian entrance, and interior dock access for the unique waterfront community of Balboa Coves in Newport Beach, California. Interaction with multiple agencies including Cal-Trans to request modification of their standard issue "sound wall" that flanks the project was part of the program.  The following constituted the scope of services:

• Conceptual Design for community entrance including gate house, landscape, sound walls along PCH and private dock access within the community
  
• Preparation of Construction Documents
  
• City of Newport Beach Building & Planning Department approvals
  
• Cal-Trans coordination & approvals
  
• Construction Oversight
